The “No Homeowner Left Behind” Program

One of the many comments out of President Bush’s mouth about the high rate of foreclosures was that when homeowners went to sign their mortgages three to five years ago, that homeowners did not read the terms. Due to not understanding the different loans like the three or five year ARM or a Libor, many Americans realized recently that when their terms come to an end, their low interest payments will begin to rise. Unfortunately, because of this realization, many people have begun losing their homes.

 

For holders of these mortgage loans, the reset process in mortgages is this October! Instead of belittling the country that has seen a tremendous drop in home sales and a rise in foreclosures, why hasn’t anyone come to the plate and help educate? Why hasn’t the government decided to use their power and help the large majority of Americans save their home?

 

In June 2002, President Bush declared June to be National Homeownership Month. Five years later, after the big real estate boom, why hasn’t the President declared a program titled No Homeowner Left Behind? The administration developed the NCLB (No Child Left Behind) Act within months of the new President taking over the country. If the government is so concerned about making sure every child gets a proper education, then why aren’t they concerned when these same children, who may end up living on the street, because their parents lack mortgage education?

 

Do you think every homeowner understands what the terms and conditions are when signing the closing documents? Most new homeowners just want to know what their monthly payment is going to be and can they afford it every month. Not many think three or five years down the road that the economy may be in a down turn and their million dollar mortgage is now going to cost them more than their monthly paycheck.

 

If we compare recent statements of the President commenting about this sudden rise in foreclosures to when the test scores dropped in schools, no program has been brought into the government to remedy this. We propose the No Homeowner Left Behind program to help present and future homeownership to be easily understood. Why should only the children not get left behind while allowing homeowners to suffer from the lack of mortgage education available to them? Isn’t it time the President take some responsibility for the economic downfall in the U.S.?

Health Insurance Options for the Self-Employed

With today’s society allowing business to be performed easily with a click of a mouse, it is no wonder the Internet has grown to allow the entire world to be connected 24 hours a day. It has allowed many people to quit their jobs, move across the world, and become self-employed. Individuals, who would have normally worked for a company, have now found the pleasures of being their own boss. Technology has opened many new age business practices where email and instant messaging is the preferred source of communication with clients. Becoming your own boss takes self-discipline. The certain luxuries like health insurance and a 401K plan, which we may have taken for granted while working for a corporation; now is an extra added expense which has to be considered.

Things like health insurance which is automatically included in many full time positions, now must be researched, compared, and considered. Usually the monthly cost can be much more expensive since the self-employed individual is now paying the entire bill, not just a small percentage.

What are the options available for a person who chooses to work for themselves?

If the individual was working full time for a corporation, many health insurance companies would offer 18 months of Cobra after leaving the company. The cost for Cobra is 102 percent and the plans coverage stays exactly the same. If you had Cigna as the health insurance provider under their PPO plan, when Cobra begins, all your doctors and benefits do not change. Prices range from $300 a month for an individual through $2000 a month for family coverage.

Self-employment allows deductions to be taken out for health insurance as well. The general rule is the health insurance has to be established through the business; just paying Cobra to continue the coverage does not follow this rule. By taking the full income made and subtracting half for your self-employment taxes, plus taking out any other deductions (IRA), the left over money is the amount you are allowed for health insurance expenses. This can only occur when you are fully paying your own benefits.

Depending on the type of business can lead to different coverage options. For example, freelance writers have different organizations they can join. A benefit of associating with career groups is health insurance companies then offer discount plans to the organization and their members. This would be the first step to research after the Cobra option.

Another option is a discount health plan. Instead of health insurance coverage, the individual has a choice of medical, dental, and vision plans. A monthly fee is paid and certain doctors and practitioners are in the network. This means certain physicians participate in the discount plan and accept the partial payment. The individual is responsible for the remainder of the doctor’s bill.

Other discount plans will have the patient pay the entire bill to the doctor, which is already at a discounted price, and then send a claim form into the company. For example, the doctor’s bill with the discount is $50.00, the patient pays the full amount before leaving the office. The claim form gets sent into the discount health plan by the patient, and two weeks later, a check for $40.00 arrives. The total cost for the one doctor visit was $10.00 out of pocket.

With many of the health insurance options being offered for self-employed workers, prescreening, referrals, and rules pertaining to the amount of visits allowed per year can apply. Researching all the options before deciding on the plan which best suits your individual or family needs is suggested. Websites can give free quotes for the health insurance companies or discount health plans.

If you find making a decision is too difficult with all the options on the Internet, there are insurance agents who can help explain the pros and cons of each. Finding an agent who is reputable can be found through referral services or by asking other self-employed businesses.

Where to sell timeshares?

I have acquired 3 timeshares and 2 of them are worth a lot of money. One in Cabo San Lucas (2 units Christmas week through RCI Weeks) and two in Las Vegas at different places with different timeshare companies. Since I am a copywriter by trade, do any of the VA’s have any suggestions of where I should post these for sale? I have some postings on Craigslist and on MySpace and I know eBay has a section, but never tried it.

If any VA’s have experience with selling timeshares, please let me know. I would be very appreciative.

Grand Opening of Fireside at Desert Ridge

The Phoenix, Arizona area has been growing quickly and a new home community had its grand opening, Fireside at Desert Ridge. With offerings of casitas, cabanas and the overall living of well being is reflected throughout this community. Del Webb is offering many standard features, upgrades and incentives. From offerings of casitas, cabanas, front courtyards and beautiful stylings, Fireside is already ahead of their sales schedule.

With new shopping and malls already planned and in process, the new homeowners will be quite happy when everything is completed. Right now, the Desert Ridge Mall is a great place to hang out, go clubbing or shop.

Learning SEO Strategies

Although I write a lot of copy, I have been very interested in learning more about SEO and SEM strategies. I started studying more about this niche a few months ago and trying my hand at PR and techniques to rank PearlyWrites higher in the search engines under writing, editing and marketing services. I was actually very surprised PW was ranked at a PR4.

I have been reading and questioning many SEO service experts and appreciate all of their patience and help with my new journey. I was quite shocked and impressed that so many successful SEO entrepreneurs were open to helping me which was a breath of fresh air.

With all this said, I have now started a new site focused on my other desire, education. The new Website is PhDGirl.com and hope to grow it into a place where college and universities will want to advertise and where students and parents come for answers regarding many of life’s questions about the big decision of higher education.

The Office

Many freelancers have a home office since they are the only employee. Setting up your home office takes vision and imagination if your home office is really suppose to be a bedroom. The size of my office is quite large and I am very happy with it and I EVEN get a large window to look out of!

So what happens when you are working and your neighbors and their kids are constantly outside playing with everything imaginable! From their 20 feet off the ground pick-up trucks exhaust to their car sound system as the bass is vibrating everything in my office to the ever popular let’s fly a kite in the middle of the street!

What do you do? Do you go outside and tell them to try and be a little considerate? If I was still in Jersey, I would go outside and use a few choice words but I am finding in my new life in Arizona, they don’t get it! Only once did I have to go to my neighbor who lived above us in Jersey and ask if he could keep the stampede of elephants running above my head down a bit. I wasn’t even going to do it but my husband even looked at me and was like, “Is he having a fight or something up there?”

So yes, I can go to the local coffee shop or book store and do my work there BUT why should I? I live in a single family home on a nice block which is mostly quiet minus the neighbors who live next door to us. I guess we got the luck of the draw…
