Personality Profiling and the DISC method

Contributed by Kandra Hamric - Posted: February 27th, 2007

I am all about learning what makes people tick and different personalities. I have been studying and practicing the principals that apply to the DISC method of personality profiling. This is a great way to know what type of personality you are dealing with when you take on a new client. Do you work with a personality profiling system or use something similar when you first meet a client? I don’t have clients take a test, I can usually spot a personality and know what they are looking for in a business partner. I know a lot of agents that do personality profiling when hiring a new team player. Do you have anything that you use or have you seen agents use anything creative when they are hiring?

Real Estate Buyer Client Questionnaires

Contributed by Kandra Hamric - Posted: February 26th, 2007

A real estate agent will ask a buyer “what are you looking for in a home?” The answer they generally receive would not be anything the buyer ends up buying. For instance they would say something like – “I would like a Ranch with a first floor laundry (not in the basement) and it to be in the city fabulous.” They would end up buying a Colonial in a different city with the laundry room in the basement. I think it’s important for an agent to have a form for their buyers to fill out. Something that has to make them think about what they are really looking for when buying a home. One big question is “what township/city do you want to live in and what others would you consider?” By putting together a buyer questionnaire form an agent is going to eliminate a lot of frustration in the home search. Do you have a buyer form? If so, what does your form have on it?

Anyone Ventured into Second Life?

Contributed by Kandra Hamric - Posted: February 21st, 2007

I had a client call me and ask me if I have heard anything about Second Life. Second Life? I have enough going on in my first life (lol)! He asked me if I would take a look at it. I did! I created an avatar, met people on this live interactive 3-d world, however I was blown out of the water to find out that you can purchase property on this game with what is known as Linden Dollars ( you have to buy the fake money with your real money). You can also sell/ buy clothes, shoes, hair, (yes, hair!) and on and on.. I gave it a go and met some interesting people that never seemed to leave the game. There was recently an article on the internet and it said someone is committing real estate fraud on second life! Fraud in Virtual Space! Do you have a Second Life account?

Try These Valentine’s Day Home Staging Tips

Contributed by Kandra Hamric - Posted: February 12th, 2007

Tuesday is Valentine’s Day. Believe it or not, many couples -especially newlyweds or young couples celebrating an anniversary, or getting close to one - search for homes on Valentine’s Day. Why shouldn’t they? After all, it is a “couples” activity.

If you know of a couple out looking at homes on Valentine’s Day, try these home staging tips:

  • Put a vase with three or four red roses on the bar or living room mantle
  • Place throws and pillows on the sofa with heart-shaped decorations to set a romantic mood
  • In the bedroom, put a romantic bed covering on the bed and top it off with colorfully-dressed dolls
  • In the bathrooms, get toilet paper with heart-shaped decorations and find some potpourri that won’t be objectionable but will give off a pleasant, subtle scent not too strong
  • Do the same thing in the kitchen with paper towels and add another flower vase but instead of roses try something “sunny” and bright

Make sure all your elements work together. This is a special day for many couples, especially if they are buying their first house. Make is special.

Contributed by Kandra Hamric - Posted: February 12th, 2007

What types of closing gifts do your clients send out? I am always lookiking for new closing gift ideas. I was thinking of this last night and came up with a good idea, however I just need to think about more things to add to it. I thought of a CD with things like:real-estate-closing-gifts.jpg
1) Family Budget template done in excel
2) Grocery List template
3) Children’s Chore List
that is about how far I have gotten.
Share with me some of your ideas.

Organize Your Day Using Microsoft Outlook

Contributed by Kandra Hamric - Posted: February 10th, 2007

Here’s a quick tip for use with MS Outlook:

If you spend a lot of time looking at your computer and you always have Outlook open (which you should if you are a VA), then you can program your entire day with your fingertips. On the bottom left of the Outlook screen you should see “Mail,” “Calendar,” “Contacts” and “Tasks” tabs. Click on tasks and you can enter each task, due date and track the status of your projects all in one tool that is connected with your calendar and e-mail tools. It’s a powerful tool and big time saver. Cut down on the use of sticky notes, paper tablets and other such “loosies” that are hard to keep up with. Put it all on your desktop.

A Virtual Assistant Can Manage Your Century 21 Listings

Contributed by Kandra Hamric - Posted: February 8th, 2007

When you get ready to post your Century 21 listing, who do you want to manage it? A well-organized virtual assistant can manage your listing, gather all the details, make sure photos and virtual tours are collected and even ensure your listing is included in the MLS for Century 21. If you are an agent or broker with Century 21 and you have multiple listings on a regular basis, hire a virtual assistant to organize and manage your listings so that you can focus on closing the sale.
